Because of the housing-market crash, prices of homes have fallen which makes this time the perfect time to buy that house. If you have saved enough money for a downpayment and you think you are ready for this big step of buying your first home, then you need to learn a couple of things first.

This article provides homebuying 101 tips that can help first time buyers prepare themselves before taking the plunge.

You must understand where you stand in your capacity to pay for the home. Know the price range where you are comfortable at. Determine how much you can really afford to provide for the housing each month (mortgage). The general recommendation is between 28 to 33 percent of your monthly income.

If you are a trust fund baby and you own a big business, then paying for the house should not be a problem. But like most of us, we live on a fixed income. We must then take out a loan. A loan is granted after a credit check. If the lending institution determines that you are a good financial risk then you can get approved.

Pick the location. How many bedrooms and baths do you need? Do you want a single or two car garage? If you know what you want and need then you can make the decision.

Your house is an investment. You pay for it each month for a certain number of years. You call it your home because you can relax and let loose while you are in it. You feel comfortable living in it because it is your property and your domain. No one has the right to come in without your permission.

You know that protecting your home is your responsibility. There are criminals out there who may try to steal from or vandalise your property. You will do everything that you can to make sure that nothing bad happens.

So what can you do to really protect your home and the people living in it? There are ways to improve security. One of the most popular is installing CCTV cameras in different locations outside (or inside, if you want) the house. They are good deterrents because once they are seen by criminals, they will think twice committing their crime. Since they know that they are being recorded, they will hesitate if it is worth all the effort if they are going to be caught on camera.

Security locks have always been a feature of homes. You have door locks, padlocks, and other mechanisms that will stop unauthorized access to your home. Alarm systems are also very popular. They are inexpensive devices that can be installed at home. These alarms are sensitive, loud and very startling. Once they are triggered, you and the authorities are alerted.

If you can afford it, you can hire a security guard. They are hired to observe local surroundings. They have undergone necessary training that will enable them to protect you, your family, and your home. They are paid by the hour which means it would be really expensive to hire one. Guard dogs are also effective in keeping criminals at bay.

These different security measures and equipment are designed to help people maintain their safety and security. If you really think that there is a need for these extra measures, then go ahead and get them. Install these gadgets, hire security so that you can sleep at night, knowing that you are protected against these criminals.

Protecting your home is your responsibility. No one will purchase these gadgets but you. You can communicate with a security specialist. The specialist will discuss with you the different options that you can take which will make your home safe, secure, and impenetrable from criminals.

You have been saving up for a house because you no longer want to rent an apartment or you no longer want to live at your parents house. You set aside money for that condo unit in the city or that house in the suburbs.

Once you have enough money for the downpayment, then you can begin house hunting. Of course, the amount of money you have now and the amount of money you earn on a monthly basis greatly matters as you choose a house that you will buy.

You cannot buy a 5 million dollar home if you are a minimum wage earner. Financially, you would be able unable to pay for it. So, you have to set realistic goals. Choose a more affordable home which you can pay for on a monthly basis.

Home loans. We will eventually have to apply for them once we have our money for the downpayment. Most of us do not have enough to pay for the total amount of the house which is why we need the mortgage loan that is granted by the bank. This is subject to approval. If approved, we will then have to pay for a certain number of years.

This is a much easier way to get a house that you want because you will only be paying small amounts on a monthly basis. The period when you have to pay for it is spread out, say, in 15, 20, or 30 years, depending on how much you are willing to shell out.

You took out a loan and got it approved and now, you are the proud owner (almost) of a house. It is an exciting time in your life because you can finally see your life unfold as you have planned it. But paying for the downpayment for a home is only half the battle. You will have to pay your home mortgage on a monthly basis.

We all know the importance of paying our bills on time. This is our responsibility and if we do not pay our bills on or before the due date, we might incur penalties. You do not want to incur these kinds of penalties because that would be a total waste of your hard earned money.

You also do not want to ruin your credit standing or credit score by paying your bills late. Remember that your financial transactions and your payment behaviour can be traced and it all accounts to your credit score. If you are a good payer, you will, naturally, receive a good score.

Know your priorities when it comes to paying your bills, especially the home mortgage so that you would not incur charges and that you will retain that good credit score that you have.

Owning that one bedroom condo unit or that 5 bedroom house in the suburbs may be the dream of some men and women. We all have our own dream house. There is that need and that goal to take ownership of a property, in this case, a house where one can feel at home, relaxed, and comfortable.

Not all of us would want a condominium in the city. But there are others who do not want to leave the city. They would rather live in a 2 bedroom apartment in the 8th or 30th floor of some building. If you want a house, then you can most probably find it in the suburbs, away from the city life.

If this is your first time home buying, it is important that you do your research first and to seek advise from those who are in the business. A buyer’s agent would be of great help to you if it is your first time to buy a house, may it be a 2 storey house in the suburbs or an apartment in the city.

Your agent will help you understand how the business goes. He or she will also aid you in distinguishing good property from those that are not a wise investment. Another advantage of working with an agent is that he or she can negotiate, on your behalf, to get the property at the most affordable price for you.

Being new to the world of real estate can be very difficult for those looking for a house. They may not know where to look and what to look for. They may not be aware of the actual market price of a certain property. If the seeker does not know how to negotiate, he or she would not be able to lower the asking price of that condo or house. The buyer may end paying more when he or she could have paid less.

It is also important that first time buyers research on their own. Learn about the neighborhood, the crime rate within the area, how near or far it is from the school and other important establishments.

There are important things to consider. If you come prepared and you have understood those considerations, you will be able to make the right decision.

First time home buying can be an exciting time for an individual or a couple. This is a milestone in their life that they will never forget.

Be wise by learning as much as you can about the world of real estate so that you will not fall prey to the trap of other sellers who are selling properties that may not be worth your money.

Are you planning to buy a home and you wanted to get an approximate monthly loan amount? You may use a mortgage calculator that you can find on the internet to help you out. This tool can help you set your mortgage payments at your most comfortable level. To find one, all you have to do is type ‘mortgage calculator’ on the search engines and it will come out.

What is your comfortable level in terms of your mortgage payments by the way? If you do not know your loan comfort level yet, consider these three factors: your budget, the amount of the house and the mortgage calculator.

Do not scratch out the expensive beautiful houses you see just yet. Try computing the price first by using a mortgage calculator and check if the price of the house is too high for your budget.

First thing you have to do is to put the price of the home in a free mortgage calculator. Use the current interest fees and peg it at 30-year mortgage and a fixed monthly rate. Hit the calculate button, then voila!

You are allowed to change the mortgage type when you want to, but this exercise can give you a ballpark figure of how much you will be paying out on a monthly basis. You also have the option to try out other mortgage calculators just to be sure.
